Taxpayers who are not yet able to organize their estate documents for their income tax return can rely on an important tool when filling out the document. Ownership data, required by the Federal Revenue Service, is now available on a single electronic services portal, the website registeredWhere you can search for assets, access and view real estate registration, or even request certificates electronically.
The platform, managed by the National Operator of the Electronic Property Registration System (ONR), the national body responsible for implementing electronic registration in Brazil, brings together the database of all 3,621 property registration offices in Brazil, with a total of 10.4 million records registered in the state of Minas Gerais since 1976.
“The ease of access to real estate data provided by the portal is important for taxpayers in the state of Minas. With detailed information available in one place,” says President of the Association of Notaries and Registrars of Minas Gerais (Serjus-Anoreg/MG), Ary Alvarez Pérez Neto. “From acquisition dates to precise descriptions, the process is streamlined.”
Ownership data
To obtain this information, the user must enter the portal, select the state of Minas Gerais, and access the registration display service. Using this tool, it is possible to access online the original property registration and thus obtain all the information necessary to correctly complete the income tax return.
If citizens do not know where their property is registered, they can choose the Asset Search service, a tool that allows them to review the entire database of property records in the state of Minas Gerais, by filling in the name of the owner and/or the CPF of the owner of that property.
Citizens can also choose to request a certificate of ownership in digital format, download it to their computer in PDF format, or in printed form, and can be validated online, for any purpose. The value of the service, as well as all other services available at the centre, is determined throughout the state of Minas Gerais by state law.
The deadline to declare income tax in Brazil is May 31. To file a declaration, taxpayers can download the income tax generation software, available on the Federal Revenue website, or order the service directly from an accountant. It is important to remember that taxpayers who do not file a return or file it after the deadline will have to pay a maximum penalty equal to 20% of the amount due.
